Opayinka Details Eko Atlantic Financial Model and Future Lagos Infrastructure Risks

Olawale Opayinka, managing director of Makaya Consult FZE, has shared insights into the financial modelling behind Eko Atlantic City, a project he has been involved with since 2011. Speaking on the Coffee Table podcast, Opayinka utilised his actuarial background to explain how his team quantified the project’s risks during its early, conceptual stages. Beyond the development, Opayinka projected that Nigeria’s population could surge to 1.2 billion in 50 years, warning that Lagos infrastructure must rapidly expand to accommodate a doubling of its population within 15 years. He also characterised Nigeria as a uniquely free environment for entrepreneurship, while proposing a generational framework to improve social cohesion. Currently, Eko Atlantic remains a leader in Lagos’ luxury real estate market, recording a 59.5% sales growth rate over the last five years.
