Port Modernization Drives Real Estate Surge and Local Tensions in South-South

The federal government’s 1 billion dollar Port Modernization Programme has triggered a significant real estate boom in Nigeria’s South-South region. Industrial warehouse leasing rates in key areas like the Onne Port Complex and Trans-Woji corridor have surged by up to 65 percent year-on-year, as logistics firms scramble for space. This rapid development, however, is causing socio-political friction, with local communities reporting rent hikes exceeding 100 percent and demanding greater equity in the logistics value chain. Experts warn that an unchecked property bubble could erode the freight savings intended by the port expansion, calling for urgent zoning interventions by regional governments.
